“Palatial” is an understatement when describing the Pikeville. The first thing you’ll notice about this home is the grand central staircase, just inside the yawning two-story foyer, winding its way to the second floor. Imagine: Make this home yours, and this is the first thing you will see each day when you come home from work.
You’ll follow those stairs upwards, to the master suite, where you can wash away the cares of the day. This space is richly appointed with a spa tub, massive walk-in closet featuring shelving, and a vaulted master bedroom ceiling that gives the bedroom a sense of majesty.
As you leave the bedroom, the lofted area above the two-story family room will only enhance that feeling. You’ll be able to look out over the family room, through massive floor-to-ceiling windows that overlook the wooded vista behind your home.
One of your first priorities for the evening will be to make dinner for your family. The Pikeville’s kitchen was designed to make it easy for you to prepare anything from weeknight dinners to massive holiday feasts. Between the island and counters along two walls, you’ll have all the space you need to chop vegetables, prepare meats and bake your family fresh treats.
When it comes to serving those meals, you’ll have a couple of different options. The nook off of the kitchen will be your go-to weeknight spot, where you and your family will spend the evenings talking about the day. When formality is required, the dining room gives you an elegant place to serve meals. A butler’s pantry between the kitchen and dining area helps to you serve formal meals smoothly, just as you might expect from the finest restaurants.
Your entertainment options will be nearly limitless. Spend casual nights in with the family in the family room, watching TV or playing games. This home has a separate living room for formal entertainment, so if you have guests over, consider impressing your guests with this beautiful space. If you feel the need for peace and quiet, you’ll find it in the den. Grab a book from one of the bookshelves and settle into a comfortable armchair.
Movie buffs will love the Pikeville’s home theater. This is one of few homes that features raised seating to enhance the theater experience.
Finally, the upper floor features a large games room. Make sure at least one night each week is devoted to family night, and then spend that time in the game room. Your children will love the chance to bond over their favorite board games.

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.
Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.
Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.
In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.
If you aren’t sure what may be required, contact your building department and ask for a list of all of the items they require to submit for and obtain a building permit.
