The Ellsbecker

Craftsman homes were all the rage in the early part of the last century, but their appeal lingers on and becomes the basis for a new breed of classic home with updated floor planning. The design of this home is a perfect example of what can be accomplished when past meets present. Look for formal and informal spaces in the design: a vaulted living room/dining room combination, a great room and a casual nook. The L-shaped kitchen features a raised island counter, large pantry and built-in desk. A den, or bedroom, behind the garage has the use of a full bath and overlooks the rear patio. Besides bonus space on the upper level, there are three bedrooms and two full baths. The master suite is a paragon of luxury with a spa tub, double sinks and walk-in closet. Note the wall niches built into the upper-level hall for displaying art treasures.

Architectural Styles Associated with this design

Craftsman

This home is a gorgeous example of one of our craftsman houseplans. In the mid-1970s, a revivalism of sorts began among American collectors and preservationists. Pottery, glassworks, furniture, lighting, and houses from the turn of the 20th century were rediscovered and being celebrated for their simplicity of design and traditional beauty. These artistic remnants of the Arts and Crafts movement, which thrived from 1876-1915 continue to be celebrated today.

Common Craftsman design features:

  • Low-pitched roof lines, gabled or hipped roof
  • Deeply overhanging eaves
  • Exposed rafters or decorative brackets under eaves
  • Front porch beneath extension of main roof
  • Tapered, square columns supporting roof
  • 4-over-1 or 6-over-1 double-hung windows
  • Frank Lloyd Wright design motifs
  • Hand-crafted stone or woodwork
  • Mixed materials throughout structure

Farmhouse

This home features in our Farmhouse collection. Farmhouse is a general term for the main house of a farm. It is a type of building or house which serves a residential purpose in a rural or agricultural setting. Most often, the surrounding environment will be a farm. Many farm houses are shaped like a T. The perpendicular section is referred to as the ell.

Will This Design Work For Your Location?

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25#. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in those areas. These drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the neccessary drawings cost effectively, or you are welcome to source your own local engineer.

Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings are in compliance. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.

Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.

In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.

If you aren’t sure what may be required, contact your building department and ask for a list of all of the items they require to submit for and obtain a building permit.
