A Walk Through The Selma

In the Selma, you will look forward to each and every day, no matter the season or event. This home’s living spaces are just right for entertaining. At Christmastime, invite your friends or extended family for a fun evening of celebration. Wide picture windows in the great room and dining area help to set the mood. Guests will see your holiday decorations twinkling through those windows as they arrive at your home, and once everyone is situated comfortably, they’ll enjoy a beautiful snow-covered view as they warm by the crackling fire in the great room’s fireplace.

The Selma’s kitchen will make entertaining easy. The island and countertops to either side of the kitchen give you plenty of space for dinner preparation while built-in cabinets in the nook plus the nearby pantry give you easy access to your dinnerware and dry goods. A bar provides some separation between the kitchen and dining area, and it also gives you a great place to serve your carefully prepared feast.

Not every day can be a holiday, but you’ll find that the Selma’s amenities make day-to-day life easy, organized and enjoyable. For instance, the office, located just off of the great room, is a space that is designed to make you feel inspired. Built-in bookshelves line the back wall of this room, giving you a place to organize books, files and other career necessities. When you need a break, grab a favorite book and curl up with a blanket on the office’s window seat. Linger a while and when you feel refreshed, get back to work!

Similarly, this home’s mudroom gives you a place to streamline some of the messier aspects of daily life. The utility sink and countertop gives you a tidy space to clean larger items or prep laundry for the washer. On the opposite side of the room, the built-in seat and cabinets gives you and the kids a place to kick off shoes and put them away, along with jackets, backpacks and more.

The Selma’s four bedrooms have a lot to offer your family. The master suite is situated on the lower floor, away from the kids’ bedrooms, which means you’ll be able to sleep restfully even when your children are hosting noisy sleepovers upstairs. Each bedroom features walk-in closet space, which lets you keep clothes, toys and more organized. An upper floor bathroom gives the kids a place to get ready for school, while the master bath gives you and your partner a sumptuous space to organize your morning routine or unwind in a hot bath after a tough day.

Will This Design Work For Your Location?

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.

Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.

Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.

In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.

If you aren’t sure what may be required, contact your building department and ask for a list of all of the items they require to submit for and obtain a building permit.
