A Walk Through The Leuven

Each and every day, when you come home to the 23109, you’ll step up onto the front porch and walk into the foyer, where you’ll be greeted by the sight of a comfortable, wide open living space. How will you spend your evening?

In the winter, your favorite place will be the living area, where you can snuggle up by the fire and look out through the sliding glass doors at the snow-covered forest behind your home. In the summer, however, you’ll walk through those doors and take in the sun on the secluded rear porch. Call your friends over for an impromptu barbecue so that they can enjoy the comforts of your home, too!

Sometimes, however, the occasion is a bit more formal. This is when you’ll want to make full use of the 23109’s kitchen. Make sure the wine is chilling in ice on the counter, and then you and your friends can put together a gourmet feast to remember. Afterwards, you can take everyone to the upper floor games room. This room features a wet bar so that you can serve refreshments, and there is a large shelved closet for board games, cards, and more.

The second floor also features a convenient bathroom, and the lofted area helps you attend to the more practical matters in life. With a built-in desk, you can use this space as a quiet work retreat, or the kids can have it as a distraction-free place to do their homework.

If you need a larger office, the downstairs has office space with built-in shelving. This room is situated well away from the main living areas, which means you’ll always have a quiet and comfortable place to get work done.

Opposite the office, you’ll find more practical spaces: a mud room, and a laundry room. The mudroom comes with storage space for shoes and jackets, and the laundry area features wraparound counters and a utility sink to help make laundry and other cleanup jobs much easier.

You’ll find each of the three bedrooms on the opposite end of the home. Both of the secondary bedrooms are large enough for your kids to host sleepovers whenever they like, and they’ll also have access to a convenient shared bathroom.

For you, there is a beautifully designed master suite. With a picture window overlooking the forested landscape, you’ll enjoy looking out over the natural setting as you drift off. If you find that it is a bit early to sleep, then a doorway lets you out onto the patio for some fresh air.

Will This Design Work For Your Location?

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.

Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.

Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.

In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.

If you aren’t sure what may be required, contact your building department and ask for a list of all of the items they require to submit for and obtain a building permit.
