In the Garnell, the Colonial aesthetic comes to life. The front porch is the perfect place for a pair of rocking chairs so that in the evenings, you and your partner can sit outside and enjoy the warm breeze rolling in over the fields around your home. Each spring, you’ll love adding even more charm to the porch by decorating it with colorful hanging planters. Your guests will love it, too, as you welcome them through the front doors and into the grand great room.

If you’re so inclined, you can seat your guests in the great room for an evening of cocktails and conversation as you overlook the beautiful view behind your home. Otherwise, you can head to the club room to play a few hands of cards, shoot a game of pool or watch movies. Meanwhile, in the kid’s room, your children and their friends will be enjoying their favorite games and toys.

For the guests that decide to stay a little longer, you can offer them the comforts of your guest house above the three-car garage. This apartment gives them access to two bedrooms, a full kitchen and bathroom, and a comfortable living and dining area. If you don’t often host overnight guests, then you’ll find any number of uses for this space. For instance, you can convert the bedrooms into offices or a studio so that you have a private, quiet place to run your home business.

Of course, you’ll also have office and studio space in the main home, too. The first floor office gives you a hidden safe so that you can make sure your valuables are well protected.

As you move down the hall opposite the office, you’ll find the craft room — a room that will surely become your favorite spot in the house before too long. You can spend all day using the built-in counters to make amazing arts and crafts.

When you need a break, head into the sunroom to enjoy the flowers and greenery. Who knows, maybe you’ll have some indoor fruits and vegetables ripening on the vine so that you can make yourself a fresh snack, too!

For a little bit of alone time, the Garnell’s upper floor is the place to go. Visit the library at the top of the steps to choose a good book or spend the evening stargazing out on the master bedroom’s balcony. If it’s chilly outside, warm up to a fire in the master bedroom’s fireplace and then snuggle up under the covers to look out over your estate through this room’s windows and doors.

Architectural Styles Associated with this design



This is a colonial style home. Our Colonial home designs typically have an accentuated front door (usually centered), perhaps with a decorative crown and supported by pillasters or extended forward and supported by slender columns to form an entry porch. Doors commonly have overhead fan lights or sidelights. The facade normally shows symmetrically balanced windows. The foot print of the home is typically a simple, rectangular shape.



Country house plans are similar to farmhouse style plans. They are usually two story with a covered front or wrap around porch. Quite colonial, the footprint is often boxy or rectangular shaped. Many country house designs feature a centred entryway with stacked single hung windows.



This home features in our Farmhouse collection. Farmhouse is a general term for the main house of a farm. It is a type of building or house which serves a residential purpose in a rural or agricultural setting. Most often, the surrounding environment will be a farm. Many farm houses are shaped like a T. The perpendicular section is referred to as the ell.  Architectural styles vary, but very often they are of Cape Cod design. In general styles vary from region to region, but more often the style is simplistic so to serve the needs (and the budget) of the owners.

Will This Design Work For Your Location?

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.

Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.

Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.

In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.

If you aren’t sure what may be required, contact your building department and ask for a list of all of the items they require to submit for and obtain a building permit.
