A Walk Through The Waterbury

Today’s Contemporary homes feature lots of visual interest. An asymmetrical design, wide, unblemished windows and natural exteriors are all things that add up to give the Waterbury loads of curb appeal. So much appeal, in fact, that your favorite moment of the day will be the one when you around the bend on the way home from work, and your house comes into view, surrounded by trees.

You’ll park in the garage and go inside. It’s probably time to get started on dinner, but the living area, with its massive windows, will tempt you to linger for a little while. Snuggle up on the sofa, or depending on the season, head out to the patio to enjoy the forest-scented breeze.

Dinner can turn into a chore, but the Oakshire will soon have you looking forward to creating your favorite foods. With the long counters and the spacious island, you can pile up dishes as you work your way through dinner preparations. This kitchen is designed to make it easy for you to move from one appliance to the next, which means your nightly cleanup routine will be smooth and efficient.

One of the best things about the Oakshire is that the flexible design lets you work around a lifestyle that evolves through the years. For instance, the front room on the main floor can be used as an office, of if you so desire, a guest bedroom. The away room on this floor gives you several more options. With floor-to-ceiling windows on the rear and side of this room, you can easily turn the away room into a sunroom, a fresh home gym or something else.

The Oakshire’s upstairs revolves around family. The kids will love the bird’s-eye-view that can be had from each of the bedrooms. So much so that all of their friends will want to come to your house for sleepovers!

For yourself, the master suite is a rich blend of efficiency and luxury. A private bath gives you and your partner your own sinks, while the walk-in closet off of the bath gives you ample storage space for clothes, jewelry and more. In the master suite, corner windows give you a 180-degree view of the verdant forest along the edges of your yard. Each night, before bedtime, you’ll want to take a moment to gaze out those windows and watch the stars.

Place your order confidently knowing your home plans come from the original source, and that you have the support of the designer of your home.

Firstly, as the original designer and copyright owner - we can beat any lower price you find a Mascord plan for sale - on any website authorized to sell our plans. Before you make your purchase, simply give us a call, direct us to the site you have seen the lower advertised price, and we'll not only match that price - we'll also give you a further 5% discount and extra special customer care :-). (The advertised plan must be the same as the plan being purchased, including product type - 5 Set, 8 Set, Hybrid, Reproducible, or CAD File, etc). Our standard price-beating guarantee refers to regularly listed prices, but if you find any coupon, special offer, bonus offer, freebies or rebate offered on a competing website, call us, tell us where it is, and we'll see if we can beat that too!

Secondly, as owners and original designers of all the plans in our collection, we have ultimate version control of all the construction drawings, and regularly update our drawings to meet forever changing building codes. Buying directly means that plan support comes directly from the creators of the design. We also have exclusive access to our entire catalog of CAD drawings, with the ability to modify them quickly and cost effectively, or even provide a previously modified version of a stock plan that is not available with any other authorized seller. Call our customer care staff to discuss any modifications you would like to have done, and if the modification exists already - it can save you lots of time and cost. You're not going to find that anywhere else!

Furthermore, we know our plan collection inside out! If you have questions about an element in the design, or even a question during construction - we are the ones able to answer those questions for you, quickly and accurately.

Will This Design Work For Your Location?

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

To find out exactly what details you should expect with your Mascord house plans, see "What's included in a Plan Set?"

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.

Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.

Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.

In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.

If you aren’t sure what may be required, contact your building department and ask for a list of all of the items they require to submit for and obtain a building permit.

Although we make every effort to ensure the accuracy of our design information, we reserve the right to make corrections on our floor plans or elevations as needed.
