A Walk Through The Copperfield

The Copperfield is not your typical Ranch-style home. While this home’s layout follows the Ranch style, the shingle siding and exterior woodwork hint at Craftsman and Shingle styles. This mixture of themes creates a home with lots of personality. The Copperfield is functional, beautiful and it has loads of curb appeal.

With a three-car garage set at an angle to the main home, this house plan is suited to smaller lots where traditional straight layouts may not work. In addition, the home’s two-level design makes it a great choice for sloped lots.

From the front of the home, there are two ways to access the interior: The entry into the mud room and the entry into the foyer. Inside the mud room, you’ll find access to the garage, a utility sink and a large closet with plenty of storage solutions. Just outside the mud room is a wide corridor that gives you access to the laundry room, a half bath and the master suite. The laundry room is placed expressly for convenience – the nearby staircase to the lower floor and its close proximity to the master bedroom means that you’ll never need to carry baskets of laundry far.

The master suite has all the amenities you can imagine. A picture window along the back wall of the bedroom gives you a bird’s eye view of the landscape. Moving into the bathroom, you’ll find a spa tub, private toilet stall, a tiled shower and his-and-her sinks with an enormous counter. To either side of the sinks are entries into a walk-in closet.

As you move deeper within the home, you’ll be delighted by the large, open great room and kitchen-dining area. From the great room, you’ll have an excellent view of both the backyard and the main level’s deck. The dining area features an alcove that is perfect for a hutch or curio. At the opposite end of the dining area, doors open onto a large deck where you can enjoy a picturesque brunch or a beautiful evening under the stars.

As you examine the Copperfield’s lower floor, you’ll see that this home was designed not only for convenience, but also for fun. A recreational area greets you at the foot of the stairs. This large room opens on to the lower patio. To the left of the recreational area is a media room, where you’ll spend many hours listening to music or watching your favorite movies with family and friends. The lower level also features two bedrooms, a full bath and a large storage area that gives you direct access to the home’s utilities.

Will This Design Work For Your Location?

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.

Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.

Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.

In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.

If you aren’t sure what may be required, contact your building department and ask for a list of all of the items they require to submit for and obtain a building permit.
