The Waverly is a rich, traditional home designed to ensure the comfort of your family. Think of all the memories that you will make here. Thanksgiving feasts, for instance, held in the dining area where you and your family can look out at the last of the fall leaves. Once the meal is done, you’ll spend quiet hours in the living room, gathered around the fireplace, sipping hot cider with your family.
Decorating comes after Thanksgiving, and you’ll make many wonderful memories putting up the Christmas tree in the living room and decorating the adorable front porch with lights and garlanding. Perhaps you could send the kids out into the wooded lots around your home in search of pinecones to make decorations!
The back porch is a spot to play and entertain all throughout the spring, summer and fall. During the day, this will be the starting point for your children’s adventures out into the woods. In the evenings, you’ll want to invite the neighbors over. Have a barbecue, serve some drinks, and watch the little ones catch fireflies in the back yard.

Finally, there is the upper floor, with two bedrooms and a master suite, plus a set of stairs leading up to a roomy third story attic. These bedrooms are where the kids will spend their younger years hosting sleepovers, building blanket forts with their friends and in general having a great time. Closet space in each room helps you keep the kids organized.
After long, busy days, you need a special place to unwind, and in this home, that is the master suite. Curl up in an armchair and spend the evening hours reading in peace, or simply enjoy the starry view through the picture window. All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.
Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.
Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.
In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.
