Prepare to feel at home the second you lay eyes on The Ontario. Three levels of living space with a gorgeous daylight basement are ahead of you, and the exterior itself offers a stunning, contemporary appeal. Nothing is “boring” about this look, the home plans include jutting eaves, plenty of windows and a two-car garage that blends in with the modern good looks of this house.
From the moment you step in the front door, you will be impressed. The main floor includes a large kitchen, with island that opens to the dining room and living room—plus a powder room, storage space and both stairs and elevator for your convenience. This large, open space is ideal for your busy life with space for relaxation and entertaining just steps away. The large deck off the living room completes this space.
Move upstairs to find the large master bedroom. With all the windows in this home plan, imagine waking up in your spacious master bedroom and enjoying the beauty of the great outdoors—from the comfort of your bed! The master includes an attached bathroom with double vanity and gigantic walk-in closet. This floor includes another bedroom perfect for an office or for a guest room. A Jack and Jill bathroom connect these two convenient spaces. Even the hall is inviting, with a daybed/window seat space—the perfect place to escape with a cup of coffee and a favorite book.
Downstairs is more than just a typical basement. While there is plenty of storage space to help you get a handle on your clutter, there is a fourth bedroom and full bathroom to give an older child or guest a sense of privacy. The large media room that seems to scream “movie night” and large laundry room are spaces you will use daily. Step out of the media room and onto a ground-level patio for an additional outdoor entertainment space. There really is something for everyone in The Ontario.
We are the original designers of every home displayed and available on this website. Place your order confidently knowing your home plans come from the original source, and that you have the support of the designer of your home.
Firstly, as the original designer and copyright owner - we can beat any lower price you find a Mascord plan for sale - on any website authorized to sell our plans. Before you make your purchase, simply give us a call, direct us to the site you have seen the lower advertised price, and we'll not only match that price - we'll also give you a further 5% discount and extra special customer care :-). (The advertised plan must be the same as the plan being purchased, including product type - 5 Set, 8 Set, Hybrid, Reproducible, or CAD File, etc). Our standard price-beating guarantee refers to regularly listed prices, but if you find any coupon, special offer, bonus offer, freebies or rebate offered on a competing website, call us, tell us where it is, and we'll see if we can beat that too!
Secondly, as owners and original designers of all the plans in our collection, we have ultimate version control of all the construction drawings, and regularly update our drawings to meet forever changing building codes. Buying directly means that plan support comes directly from the creators of the design. We also have exclusive access to our entire catalog of CAD drawings, with the ability to modify them quickly and cost effectively, or even provide a previously modified version of a stock plan that is not available with any other authorized seller. Call our customer care staff to discuss any modifications you would like to have done, and if the modification exists already - it can save you lots of time and cost. You're not going to find that anywhere else!
Furthermore, we know our plan collection inside out! If you have questions about an element in the design, or even a question during construction - we are the ones able to answer those questions for you, quickly and accurately.

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.
Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.
Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.
In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.
If you aren’t sure what may be required, contact your building department and ask for a list of all of the items they require to submit for and obtain a building permit.
