A Walk Through The Aumsville

How will you use the Aumsville? This extraordinarily versatile home fits so many different lifestyles. If you’re looking for a vacation home, this home will become an idyllic personal resort. Empty nesters will enjoy the beauty and efficiency that the Aumsville provides. And, if you’re just starting out, this modest home makes a wonderful, cost-effective first investment.

This home’s charm starts with its gorgeous exterior. There are so many inviting elements, starting with the beautiful stone porch and chimney. Craftsman style porch pillars add even more charm, while dormered windows complete the Aumsville’s welcoming look.

To the rear of the home, you’ll find a matching back porch. French doors flanked by picture windows give the home such pleasing symmetry that you’ll want to spend hours enjoying the shade of this porch from a comfortable chair. In fact, few things will be more relaxing than the ability to look out over the rolling hills surrounding your cottage.

Inside, you’ll quickly discover that a compact, single-story home can have almost as many amenities as a home twice its size. Live revolves around the great room, an open space with enough windows to give you a beautiful view of the countryside. When you return from a brisk walk through the autumn scenery, start a fire in the great room’s fireplace so that you can warm up as you catch your breath.

Galley kitchens are known for their efficiency and ample work space, and this kitchen is no exception. Wraparound counters give you a place to prepare a feast for guests, but the compact size means that the range, pantry, fridge and more are all within your grasp.

Within this home’s bedroom, you’ll have lots of room for a king sized bed and dressers. Just outside the bedroom door is a compact laundry area that puts you close to closet space when it is time to put away clean clothes. Right next to this is a smart compact bathroom with a large, beautifully tiled shower.

One of the best features of this home is the guest bedroom. This room features a built-in guest bed that can be modified into desk space so that you have both a place to work and a place to host a friend that comes to stay. Shelving gives you a place to organize books and office supplies, while the picture window gives you or your guest a refreshing view of rolling countryside around your home.

Why buy from us?

We are the original designers of every home displayed and available on this website. Though you may sometimes find our home plans advertised and for sale elsewhere, it makes sense to purchase your plan directly. Place your order confidently knowing your home plans come from the original source, and that you have the support of the designer of your home.

Firstly, as the original designer and copyright owner - we can beat any lower price you find a Mascord plan for sale - on any website authorized to sell our plans. Before you make your purchase, simply give us a call, direct us to the site you have seen the lower advertised price, and we'll not only match that price - we'll also give you a further 5% discount and extra special customer care :-). (The advertised plan must be the same as the plan being purchased, including product type - 5 Set, 8 Set, Hybrid, Reproducible, or CAD File, etc). Our standard price-beating guarantee refers to regularly listed prices, but if you find any coupon, special offer, bonus offer, freebies or rebate offered on a competing website, call us, tell us where it is, and we'll see if we can beat that too!

Secondly, as owners and original designers of all the plans in our collection, we have ultimate version control of all the construction drawings, and regularly update our drawings to meet forever changing building codes. Buying directly means that plan support comes directly from the creators of the design. We also have exclusive access to our entire catalog of CAD drawings, with the ability to modify them quickly and cost effectively, or even provide a previously modified version of a stock plan that is not available with any other authorized seller. Call our customer care staff to discuss any modifications you would like to have done, and if the modification exists already - it can save you lots of time and cost. You're not going to find that anywhere else!

Furthermore, we know our plan collection inside out! If you have questions about an element in the design, or even a question during construction - we are the ones able to answer those questions for you, quickly and accurately.

We support all of the plans we sell, and purchasing direct, you're able to take advantage of the high level of customer service we provide. If you have any questions, or to simply place an order for your home plans, call 800 411 0231.

Will This Design Work For Your Location?

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

To find out exactly what details you should expect with your Mascord house plans, see "What's included in a Plan Set?"

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.

Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.

Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.

In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.

If you aren’t sure what may be required, contact your building department and ask for a list of all of the items they require to submit for and obtain a building permit.

Although we make every effort to ensure the accuracy of our design information, we reserve the right to make corrections on our floor plans or elevations as needed.
