A Walk Through The Golden

Few people have the opportunity to come home to a home that has as much curb appeal as the Golden. The upper floor design gives the home an interesting stepped look, and the mix of siding styles provides visual interest. So much interest, in fact, that your home will stand out amongst all the rest in your neighborhood.

You’ll pull up the driveway each day and park in the roomy garage. You’ll be able to haul groceries directly into the home with ease. Opposite the doorway to the garage is a storage area that you can use as a pantry, and just down the hall, you’ll find the L-shaped kitchen.

This kitchen is where you will gather your family around the island for weeknight meals. There is plenty of counter space, which means there is room for the kids to help you make dinner, and when that’s finished, the kitchen’s efficient design makes cleanup a breeze.

After the meal is out of the way, you’ll have several options for the evening. Step through the great room’s sliding glass doors and while away the night on the patio, taking in the fresh air and the sounds of evening birds in the trees. If it’s a bit too chilly for that, then light a crackling fire in the great room’s fireplace and wrap up in a cozy blanket until bedtime.

If you are looking to add a bit more spice to the evening, then why not go upstairs to the game room? Play board games with the kids, or invite some friends over for a hand or two of cards. The way this room is designed, with a windowed nook to one side, you may just want to do both!

The Golden’s bedrooms will help you eliminate those nightly arguments with the kids about bedtime. There are two large and comfortable rooms with plenty of storage space in each, and a shared bathroom with his-and-hers sinks so that they don’t have to fight about who gets to brush their teeth first. As bedtime nears, your kids will look forward to playing for an hour to two in their bedrooms before turning in for the night.

The same goes for you. The master suite is roomy and filled with windows to let you look out over the moonlit trees around your home. If you aren’t sleepy yet, then pull up a chair behind the windows that look down on your back yard. Enjoy the sights outside or spend a bit of time reading before bed.

Will This Design Work For Your Location?

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.

Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.

Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.

In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.

If you aren’t sure what may be required, contact your building department and ask for a list of all of the items they require to submit for and obtain a building permit.
