A Walk Through The Robertson

From the outside, the Robertson is all modern — Contemporary, to be precise, with elements of the beautiful Prairie style. Inside, you’ll find modern amenities combined with traditional spaces to give you and your family everything you could need.

This home’s den, for instance, is a great place to relax and enjoy the quiet. Built-in shelving holds your favorite books, tempting you to settle in for a few hours so that you can read in peace.

Similarly, the garage features a shop area so that you have a great space to work on hobbies. Perhaps you’ve always dreamed of taking up woodworking or a similar activity. This home gives you the opportunity to go for it.

When it comes to day-to-day chores, the handy space just off the dining area, which contains the pantry and laundry room, will help to streamline your routine. The pantry keeps bulky kitchen gadgets, dry good and cleaning supplies within easy reach of the kitchen, while the laundry room gives you an out of the way place to sort, wash and fold laundry.

Then there is the open living space. At Thanksgiving, you’ll gather your family here to enjoy the food and festive atmosphere. An L-shaped counter and island gives you all of the space you need to pile up dishes as you bake pies, cook the turkey and prepare all of the sides. Then, you’ll enjoy the feast with your family in the dining area, all the while admiring the woodsy landscape of your backyard.

Before too long, everyone will be absolutely stuffed and the dishes will be cleared. Now it’s time to settle into the great room, wrapped up in blankets, enjoying the warmth of the fire as you and your kids watch TV.

After a long day of celebration, you will be looking forward to the comforts of the master suite. Take a quick shower before bed or have a warm bath. Then settle in for the night and drift off to sleep as you watch the stars sparkling in the sky.

If you hosted guests, you can give them a place to stay in the Robertson’s bonus room, which can easily be turned into a guest bedroom. Additionally, there are two other bedrooms for your children, one with a walk-in closet and shelving, the other with a closet behind sliding doors. These rooms are the places that your children will spend lazy summer afternoons, playing with toys. One day, when they are older, they’ll have fond memories of the games they played and the sleepovers they had in these bedrooms.

Place your order confidently knowing your home plans come from the original source, and that you have the support of the designer of your home.

Firstly, as the original designer and copyright owner - we can beat any lower price you find a Mascord plan for sale - on any website authorized to sell our plans. Before you make your purchase, simply give us a call, direct us to the site you have seen the lower advertised price, and we'll not only match that price - we'll also give you a further 5% discount and extra special customer care :-). (The advertised plan must be the same as the plan being purchased, including product type - 5 Set, 8 Set, Hybrid, Reproducible, or CAD File, etc). Our standard price-beating guarantee refers to regularly listed prices, but if you find any coupon, special offer, bonus offer, freebies or rebate offered on a competing website, call us, tell us where it is, and we'll see if we can beat that too!

Secondly, as owners and original designers of all the plans in our collection, we have ultimate version control of all the construction drawings, and regularly update our drawings to meet forever changing building codes. Buying directly means that plan support comes directly from the creators of the design. We also have exclusive access to our entire catalog of CAD drawings, with the ability to modify them quickly and cost effectively, or even provide a previously modified version of a stock plan that is not available with any other authorized seller. Call our customer care staff to discuss any modifications you would like to have done, and if the modification exists already - it can save you lots of time and cost. You're not going to find that anywhere else!

Furthermore, we know our plan collection inside out! If you have questions about an element in the design, or even a question during construction - we are the ones able to answer those questions for you, quickly and accurately.

Will This Design Work For Your Location?

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

To find out exactly what details you should expect with your Mascord house plans, see "What's included in a Plan Set?"

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.

Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.

Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.

In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.

If you aren’t sure what may be required, contact your building department and ask for a list of all of the items they require to submit for and obtain a building permit.

Although we make every effort to ensure the accuracy of our design information, we reserve the right to make corrections on our floor plans or elevations as needed.
