On the outside, the Sweetwater’s interesting design feels sophisticated and artistic — the kind of curb appeal that makes a home the envy of a neighborhood. Inside, you’ll find more of this theme, but you’ll also find living spaces that were designed with the needs of a growing, changing family in mind.
Just inside the foyer, for instance, you’ll find a full bathroom and a den. This area doesn’t necessarily need to be a den, however. Use this room as office space, a guest bedroom, or an extra bedroom for the kids.
Further into the home, you’ll find yet another flexible room off of the kitchen and dining area. This room features built-in cabinets, tall corner windows and a doorway to the patio. What will you do with this room? Imagine your own home gym, or if you are a gardener, then this room can easily be your sunroom. You and your family will enjoy many Christmas mornings in your pajamas, gathered around the fireplace, excitedly opening presents.
Later on, you’ll spend hours watching your kids play with their presents as you work in the kitchen, preparing them a Christmas feast. This kitchen is spacious enough that you can put your children to work decorating cookies around the island and still have enough space left to work on the evening meal along the counters. Or, maybe you’d rather the kids stay out from underfoot entirely. Send them outside to play, and you can watch them build snowmen and make snow angels all day long through the wide windows throughout the dining area and great room.

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.
Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.
Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.
In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.
