A Walk Through The Olympia

The Olympia is a home for making memories. During the summer, all of your friends will want to come to barbecues at your house. Imagine the delight they’ll feel when they pull into your driveway and approach the beautiful stone porch. Welcome everyone inside, and your guests will quickly find their favorite places to relax and enjoy the festivities.

Some of your guests will enjoy the air conditioned great room. With windows overlooking the sunny backyard, they’ll still be able to watch the kids playing in the pool outside. Since this area is open to the kitchen and dining area, they’ll also be able to carry on a conversation with you as you prepare your summer feast.

As you’re working on appetizers, the main dish and of course, the desserts, you might find it necessary to call in backup to help you finish the meal. Fortunately, the Olympia’s kitchen features not only a spacious island, but also wraparound counters, which gives you and your friends plenty of room to work without bumping elbows.

When the food is ready to go on the grill, head out through the dining area’s sliding glass doors. The patio gives everyone space to gather around as you barbecue steaks, ribs and more. Gather everyone around the picnic tables — although you might have trouble gathering up the people that are comfortably ensconced in your poolside chaise lounges.

Once the festivities are over, you, your partner and your children will look forward to the comforts offered by the Olympia’s second floor. On this floor, you’ll have two bedrooms, a bonus room that can double as another bedroom, guest room or play room, and the master suite. From the bedrooms, your children will have ready access to their own bathroom and a large linen closet stocked with fluffy towels and other necessities.

The master suite is your own private area to rest, relax and enjoy some peace and quiet. Picture windows look down on your beautiful backyard so that as you’re getting ready for bed, you can look outside and remember the fun you had that day. A doorway to the left of the windows leads you into the master bathroom, where you can enjoy a warm soak in or a cool rinse in either the spa tub or the tiled shower. Further into the bathroom, you’ll find an entry to a massive walk-in closet where all of your clothes and accessories are neatly organized, making it easy for you to find the comfortable pajamas you need to sleep soundly.

Will This Design Work For Your Location?

All house plans licensed by Alan Mascord Design Associates Inc are designed and detailed to conform to The International Residential Code (for orders out of state), or Oregon and Washington local state codes (for orders in those states). We typically calculate and provide sizing of beams for a snowload of 25 psf. You may need beams sized to accommodate larger roof loads specific to your region. We are able to help with this; please speak with our sales staff to discuss your options.

Some regions have additional engineering requirements, such as earthquake-prone areas of California and the Pacific Northwest, or the Gulf, Florida, & Carolina coasts that are frequented by hurricanes. Additional Wind and Seismic engineering drawings are required to accompany your home plans to obtain a building permit in most areas. These additional drawings need to be provided and stamped by a professional licensed in your state. In most cases we have working relationships established with engineers who can help you obtain the necessary drawings cost effectively, or you are welcome to source your own local engineer.

Your area may have specific energy codes that have to be followed. Compliance could include filling out forms providing evidence that your construction drawings meet requirements. In many cases the forms are simple and can be filled out by yourself, or with the aid of your General Contractor.

Building jurisdictions in several states - including California, New York, New Jersey, Nevada and Illinois - require that your home design is reviewed and entire construction drawings stamped by a local professional. If you are building in such an area, it is most likely you will need to hire a state licensed structural engineer to analyze the design and provide additional drawings and calculations required by your local building department.

In addition to the construction drawings, you may also need a site plan that shows where the house is going to be located on your chosen property, along with any grading and water management / septic system requirements.

If you aren’t sure what may be required, contact your building department and ask for a list of all of the items they require to submit for and obtain a building permit.
